The experienced developer holds significant residential assets across South Wales through various entities, with an aggregate portfolio value exceeding £13 million. 

Signature’s facility, set at 75% LTV against the £495,000 purchase price, enables the acquisition of this characterful property, which the borrower plans to modernise with targeted improvements to the interior. 

The property is a detached bungalow built around 1900, situated on approximately one acre of land just four miles from Bridgend town centre. The location benefits from excellent connectivity, sitting just 1.4 miles from junction 36 of the M4 motorway, providing swift access to Cardiff, 24 miles away. 

There is potential for future development opportunities due to the generous plot size, adding to the property’s long-term appeal. The borrower sees considerable upside in the asset, either through improvement and sale or by incorporating it into their wider portfolio.
