This approach ensures you avoid lending penalties (often associated with some lenders) or having to sell assets quickly below market value, to repay funds in a hurry.

- Facilities available from £250,000 to £3,000,000.
- First time developers considered.
- Facility Terms up to 24 months.
- 100% of build cost provided (including a contingency for cost
overrun.) - Projects will be considered for 1-15 units (larger by individual
exception.) - Fees typically 2% on drawdown and 1% upon redemption
(based on gross loan and not GDV.)
- Gross loan up to 65% of GDV or 80% of Costs (whichever is the
lower.) - Rates from 0.89%/month.
- Funds released against QS inspection and normally within 48
hours of the site visit. - Planning Gain will be taken into account.
- Available in England, Scotland and Wales.
