Your auction finance questions answered

We offer funding to property investors, developers and landlords across the country and typically we get asked similar questions to help get a measure of the service we provide. Some of those questions are answered below, but please get in touch if you have a different question about our lending.

How much will Signature lend me?

The amount you seek to borrow must not be more than 75% of the property purchase price. Every deal is different however, so to understand how much you can borrow for a specific property purchase and how it is affected by the value of the security property(ies), please email lending@signaturepropertyfinance.co.uk to discuss your unique situation.

How quickly can I receive funding?

We understand that time is pressing when you are considering an auction purchase, which is why we make all our lending decisions in-house. When this approach is coupled with the work of our in-house legal team, we deliver a quick response, when you need it the most.

Whilst the speed of the lending process depends on your specific situation, our service is designed to deliver funding in days, not months, thanks to our in-house lending decisions, in-house legal team and desktop valuations.

What fees will I have to pay?

At the auction you will typically pay an administration charge to the auction house and something called a 'buyer's premium', which will all be outlined in the auction catalogue so you know the costs on top of the property estimate before you bid.

Our fees include an Arrangement Fee at the start of the loan, which varies according to the type and length of the loan. We also charge a Redemption Fee when you repay your loan, to cover our costs associated with closing your account and dispensing our legal claim to your property.

We charge a minimum of 3 months’ interest when a loan is drawn down, even if you repay the loan within 1 month for example, so always contact us to understand the fees you will need to pay at each stage.

There may also be Legal fees to be paid, but every deal is different and these will change what is to be paid, by whom and when. All of these fees will typically vary according to the unique circumstances of the loan. Our transparent fee structure ensures there are no nasty surprises at any stage of the lifecycle of your loan. We have no hidden fees and our team is always available to discuss your loan, ensuring that before you sign for the loan, you will know exactly what it will cost.

If I've been rejected for finance before can you offer me auction finance?

The experience of our team members, as both developers and funders ensures we consider every borrower and every deal on the individual merits presented at the time. It’s not just about credit scores and computer-led decisions. If the deal makes sense to our lending team, we will work with you to get the deal done. Will you fund first-time buyers at auction?

Yes, we will lend to those looking to buy their first property at auction, as long as they do not intend to live in it. It sometimes requires more detail, but we support those working hard to become property investors, developers or landlords, often expanding their business from related property or construction trades.
