All our lending decisions are made in-house; we are fast, accurate and will not keep you waiting for an answer, whether it’s yes or no.

Our streamlined process and established links with solicitors and surveyors ensure deadlines are not only met, but usually beaten.

Once we receive your enquiry, we will make an indicative offer based on your estimate of the value of the property you are offering as security.

If you accept this offer, we will arrange for a valuation of the property, whilst instructing solicitors to fast track the necessary legal formalities.

We’ll stay in touch throughout the process and let you know how your application is progressing to ensure you remain in control of the timescale.

Our service

Whilst we accept there are a lot of short term property finance lenders in the market, few have our property experience and most will base their decisions on financial considerations; we look at the property first and then we discuss finance.

This fresh approach to the market, allows us to lend from £50,000 to £1,600,000 on a single asset to businesses and private individuals throughout England, Scotland and Wales. Our repayment terms range from 1 month to 3 years and all loans are based on the open market value of the property.

Due to the short term nature of property finance, we need to understand how you expect to repay the loan by having a clearly defined exit route in place before we will release funds.

However, if you don’t yet have an exit plan, talk to our experienced team and together we can develop a plan that suits everyone; we’re always keen to talk property and we know success depends on speed and accuracy.

And when you’re ready for the funds, we’ll collaborate closely with you to complete your property deals quickly, with an average completion taking 15-20 days.
